Which survey do I need?

Start with what you’re planning to do.

Until 2010 there were three survey types — Type 1, Type 2 and Type 3 — which people often found confusing, causing the wrong surveys to be instructed. Under HSE guidance HSG264 they’re now simply management, refurbishment and demolition surveys.

Management survey

The minimum survey required by law. It locates asbestos-containing materials that could be damaged or disturbed during everyday occupancy, so they can be managed safely. Any non-domestic building constructed before 1999 should have one.

Refurbishment survey

Required before any intrusive refurbishment work. A fully intrusive survey that locates and describes all asbestos-containing materials in the areas affected, so your contractors know what they’re working with.

Demolition survey

Needed before any demolition work. It must identify all asbestos-containing materials in every area of the building, so they can be removed safely first.

The Control of Asbestos Regulations 2012 require the condition of asbestos-containing materials to be inspected regularly and your records updated. Regulation 4 makes whoever is responsible for maintaining non-domestic premises accountable for managing the asbestos in them.

Why do I need a survey?

The Control of Asbestos Regulations 2012, specifically Regulation 4, requires an employer to identify and manage asbestos within the workplace.

The duty to manage asbestos in non-domestic premises is the responsibility of the person with overall accountability for the maintenance and upkeep of those premises.

What materials may contain asbestos?

Older floor tiles, textured coatings, insulation boards, pipe lagging, fuse boxes and roofing materials.

Should I get a survey if I am renovating a property?

Yes. It is a legal requirement under the Control of Asbestos Regulations 2012 and the Construction (Design & Management) Regulations before any work can start on site.

We strongly advise having the survey done as early as possible, because certain asbestos materials are categorised as licensed by the Health and Safety Executive. These require a mandatory 14-day notification period, alongside formal notification of any other works to be carried out.

Is sampling included within the fee?

Yes, our fee is fully inclusive (subject to VAT) — no hidden extras for sample costs, report fees or hard copies.

What type of report do I receive?

You receive a fully written, detailed report of what was found, with photographic evidence and full recommendations.

When will the report be ready?

Within 3–4 working days of the survey. We use an independent UKAS-accredited laboratory to analyse the samples taken for asbestos.
