Any non – domestic building constructed before 1999 should have an asbestos survey undertaken.
A management survey is the standard asbestos survey that should be carried out for the continued management of asbestos in premises. It is a non-intrusive survey, although may involve small amounts of damage during sampling. The survey will primarily involve sampling and analysis to confirm the presence or absence of ACMs. An asbestos management survey can also involve presuming the presence or absence of asbestos. This type of survey can be completed using a combination of sampling ACMs and presuming ACMs or, indeed, just presuming. Any materials presumed to contain asbestos must also be assessed (i.e. material assessment). Once the survey has been completed our staff will compile an asbestos register, conduct a risk assessment, provide advice and recommendations on the best course of action.
An area that is frequently forgotten but also requires this type of survey is the communal areas within blocks of flats where there is a share of freehold (A Fire Risk Assessment is also required).
Mortgage lenders are also requiring confirmation of the condition of asbestos contained within a domestic property prior to releasing funds therefore domestic management surveys are becoming more common.
